Buying Procedure
Let us take you through the step-by-step procedures for buying a property in Turkey. Hopefully, this wil answer all your questions. However, we are always on hand to explain further, please feel free to ring us.
Additional Costs
The purchase price quote from the builders/vendors are net prices. In addition to this, a sales commission of 3% is charged by us which is due 14 days after the signing of the purchase contract in Turkey.
How much deposit is required to secure the property?
In order to secure a property you will need to pay a deposit of 30% of the agreed sale price.
Title Deed of the Property
There will be a "one-off" charge for the Tapu (this is the title deed) and translation services associated with this. prices vary so please call us for the latest amounts.
Water and Electricity
The water and electricity will be put into your name. Our agent in Turkey will arrange this connection for you and there is a connection charge for each service.
What Documents are Required When Purchasing a Property?
Your passport is required to purchase a property and you will be taken to obtain a tax number which is issued locally.
Do We Need to Open a Bank Account in Turkey?
This is not necessary but we feel it is useful to pay any standing orders etc.
How Long Does it Take?
It takes approximately 8-12 weeks to receive the final Tapu (Title Deeds). Initially, this goes to a Tapu office and then to a Military Head Office in Izmir to check that it is not in a military zone. This is just a formality and if everything is approved then it takes just one day to complete. You then go to the Tapu office with a translator to sign the appropriate documents.
Can I Import Furniture or a Car into Turkey?
This is possible but we must point out that transport and import duty costs are expensive. We would therefore recommend that you purchase your furniture in Turkey to minimise costs.
Do I Have to Make a New Will in Turkey?
This is possible. However, we would point out that your UK will is legal in Turkey.
Are There Tax Implications Should I Wish to Sell in the Future?
There is currently a sales tax of 0.3% of the value of the property.
